Property & financial affairs LPA
The LPA that keeps your money and property running if you cannot manage them yourself. Prepared and checked, ready to sign.
In short
A property and financial affairs LPA (form LP1F) lets people you trust manage your money and property if you cannot: operating bank accounts, paying bills, collecting pensions, managing investments and dealing with property. Once registered it can be used while you still have capacity, if you allow it, or only once you lose capacity.
What your attorneys can handle
- Operating your bank and building society accounts
- Paying bills, rent or mortgage
- Collecting pension, benefits and income
- Managing investments and savings
- Buying, selling or maintaining property
When it can be used
Unlike the health and welfare LPA, this one can be used as soon as it is registered if you give permission. Many people allow it so a trusted person can help with finances during a long illness or while they are abroad. You can also restrict it so it only starts if you lose capacity.
Who it's for
Common situations
A property and financial affairs LPA is often set up when helping an older relative, or soon after a diagnosis while capacity remains.
Frequently asked questions
When can a property and financial affairs LPA be used?
Once it is registered, it can be used while you still have capacity if you allow it, which is useful if you want help with finances during illness or time abroad. You can also restrict it to start only if you lose capacity.
What can my attorneys do?
Operate your bank accounts, pay bills, collect pension and benefits, manage investments, and buy or sell property, within any instructions you set. They must always act in your best interests.
Can attorneys access my bank account?
Yes, once the LPA is registered and shown to the bank. Banks have their own process to record an attorney, and a registered LPA is what gives them the authority.
How much does it cost?
LPASafe prepares and checks it from £89 (Done-For-You) or £39 (Self-Guided). The £92 OPG registration fee is separate and paid to the Office of the Public Guardian.
LPASafe covers England and Wales only. Scotland and Northern Ireland use different systems. We are not a law firm and do not give legal advice. The LP1F and LP1H forms are available free on gov.uk.
